421 West Church Street is a telecommunications/data grade facility that provides systems that assure power availability, temperature control, fire suppression, and secured access.

Structure:
8 floors of poured in place concrete with steel reinforcement.

Roof:
Concrete deck with raised steel platform to accommodate an extensive supply of tenant generators, dry coolers and antennae.

Floor Loads:
250 lbs. per SF (reinforced concrete).

Ceiling Heights:
11 feet 2 inches

Column Spacing:
25 feet

Elevators:
Four elevators - (3) passenger and (1) freight elevator - 3,500 lbs load capacity.

Fire Protection:
Dry pipe pre-action system.

Security:
24/7 manned security station in building lobby, digital surveillance cameras. Exterior closed circuit TV on front entry and rear loading. Card key access to exterior doors

Risers:
Newly created risers, including three diverse telecommunications risers, one new electrical riser and one new emergency generator riser. For the ease of connectivity, 421 West Church Street has pre-installed diverse vertical conduits with pullboxes on every floor.

Delivery/ Loading:
A secure loading area in the surface lot at the rear of the
building is available to tenants for delivery of equipment.

Primary Power:
Building is engineered to provide all full floor tenants, including Meet Me Room. with 100 watts per SF of power at 480 volts, 3 Phase, 4 wire and the "MMR" with 100 watts per SF of power at 480 or 208 volts, 3 Phase, 4 wire. Existing electrical services consist of (8) 2000 KVA, 480 volt transformers in the 480 volt JEA Power Vault and (2) 600 KVA volt transformers in the 208 volt JEA Power Vault. The 480 volt and 208 volt Vaults are fed from a "Network Distribution Grid" which is served by multiple and separate JEA Power sub-stations providing superior redundancy and a very reliable source of power. The power distribution is Jacksonville Power's most reliable grid that also supports the hospitals in the downtown area.

Backup Power:
Building currently has (5) backup generators. 421 West Church Street has 12,000 gallons of existing fuel storage.
